Cracks and flat surfaces at the top of a chimney can allow snow, ice, and water to penetrate into the masonry. Winter freeze and thaw cycles will cause decay from the top down. Depending on the situation water penetration can be stopped in a number of ways including seal-coating the existing top and installing new concrete.
